I monthly pay each fee for the maintenance costs of the condominium in the building I live in. Unfortunately, not all neighbors are just like me.
 
What can I do when one of my neighbors fails to fulfill their duties for their own reasons and does not pay a "entrance fee"?
 
I come to this question after having tried with the rest of my neighbors first, as they say, with good and with reservations. They did not help either requests or promises, but threats make no sense. To help, I am again taking the law and seeking my rights. This problem finds a solution in the Condominium Management Act.
 
It is important to know where a neighbor is entitled not to participate in the distribution of conglomerate costs. Once I find that my neighbor does not meet any of these conditions, the following actions can be taken:
 
With our neighbors, we must have formed a general meeting to convene at least once a year. At this general meeting, a board of directors (manager) is elected, rules of internal order are adopted, the amount of the financial contributions for the expenses for the management and maintenance of the common parts of the building is determined, and a decision is taken, if necessary, for carrying out repairs.
 
It is possible for this general meeting to make a decision to waive financial obligations and to postpone or reschedule their execution. If this does not happen, it is necessary for the general meeting to decide on the condominium to take action against the illegal behavior of the neighbor who still refuses to pay his obligations.
